For holiday apartments
Booking software for holiday apartments with a calendar for each unit
Your apartments are listed on two or three portals, and each one has its own calendar to keep straight. Nuitina treats every apartment as a room with its own calendar, exchanges availability with the portals, and adds a direct booking page of your own.
Several portals, one place to look
One calendar per apartment
Each apartment is a room with its own row in the calendar. See at a glance which units are free this week and which turn over on Saturday.
Both directions over iCal
Paste a portal's iCal link into an apartment and its bookings block the dates in Nuitina. Give the portal the apartment's own secret link, which shows occupancy only, never guest names.
Fewer double bookings
Nuitina reads imported calendars about every 10 minutes, and you can press Read now to do it at once. Portals read yours only every few hours, so a short window stays open. The Today screen flags any overlap.
Rules for rental stays
Set a minimum stay, higher weekend rates, seasons and a stop-sell. Offer extras such as parking or a pet, and add a package for longer stays.
Guests who register before they arrive
Guests fill in the registration form online before arrival, and you get a printable form for your records. How you hand over the keys stays up to you.
Direct bookings, no commission
Your own booking page takes reservations without a fee per booking, and guests can pay a deposit into your Stripe or PayPal account.
Live in an afternoon
Add each apartment as a room
Create the apartments with photos, a base price and your seasons. Several identical units can share one category.
Connect every portal calendar
In Settings → Channels, paste each portal's iCal link into the right apartment, and give each portal the apartment's own link.
Share your own booking page
Link it from your website, or embed it with one line of code. Guests choose their dates, pick an apartment and book.

What it costs for a house like yours
Six apartments cost €17 a month: €15 covers the first 5 units and the sixth adds €2. All features are included, with no commission and no setup fee. You can cancel at any time.
Test it for 30 days first, without a card. That is enough time to connect your portals and watch the calendars agree.
Questions apartment owners ask
Can I really avoid double bookings?
Calendar sync cuts them down, but cannot rule them out. It runs over iCal, not a live connection, so portals show changes after a few hours. If two bookings do overlap, your Today screen flags them.
Does Nuitina update my prices on Booking.com or Airbnb?
No. Only availability is synchronised. You keep setting prices and descriptions in each portal yourself.
How do I handle self check-in?
Guests can register online before they arrive. Nuitina does not manage keys or door codes, so you send those yourself, for example in your own message to the guest.
Can I list two apartments of the same type?
Yes. Put them in one category, and each keeps its own calendar and its own portal links.
I only have a few units. Is it worth it?
For up to 5 apartments the price is €15 a month. If your direct bookings save you a single portal commission a month, it has paid for itself.
